If you can't get Sarco, which is really great stuff, then consider trying Sherman Williams "66". I've had far better results with it than DAP. You do need to let it cure before painting but I've gotten away with not doing that in some cases. I have yet to have a window fail in many years.

I like color. And a bit of chaos. A house like that would demand constant cleaning and primping. Far too high maintenance. Also, I didn't see a cat in any of the pictures.

Plywood is a wee bit expensive and heavy. I'd sheet rock the ceiling and then apply the tile to it. It's not like you'd have to go any further than basic taping on the joints so most of the work is eliminated.
