Ideally, though, Id take an angle grinder with a wire brush wheel to get as much of the ammonia off the wood prior to bulleye-ing..which is what the mold company did for the basement, then seal with either poly or Bullseye. Holy crap is that beautiful, thank you for sharing. Even the original kitchen cabinets are intact. Swoon. The problem is moisture. There is a LOT of moisture inside that building, I would be very nervous about mold....it looks like the foyer ceiling is filled with mold. If nothing else, an architect...

Do you have the room from the joists to fit that? GC, what do you mean here? Are you referring to how the subfloor would slide under the existing base molding? If I wanted to do that, I would need the existing depth of 1/2"...which isn't up to current code I did find 1k sq ft of 1/2" dime...
